Serviced Apartments and Aparthotels: How Booking Differs

A massage therapist registering at the reception desk of a Bangkok serviced apartment

In short

A hotel has a front desk whose job includes dealing with visitors; a condominium has a juristic office whose job includes keeping them out. Serviced apartments sit between the two and vary building by building, so ask your front desk what they need from you before a visitor arrives. A serviced apartment usually falls under home and condominium massage at 1,000 baht for sixty minutes.

A serviced apartment looks like a hotel and is run like a condominium, and that distinction decides how a massage booking works. It is the single most common source of confusion we get from people on a long stay in Bangkok.

Why it matters which one you are in

A hotel has a front desk whose job includes dealing with visitors. A condominium has a juristic office whose job includes keeping visitors out unless a resident vouches for them. Serviced apartments sit somewhere between, and which end they sit at varies building by building.

The practical consequence: in a hotel, your therapist reports to reception and that is usually the end of it. In an apartment building, somebody may need to register them in advance, or you may need to come down and collect them, or they may be stopped in the lobby while the desk telephones you.

None of these is a problem. All of them are a problem if nobody knew about them until the therapist was standing in the lobby.

Find out before you book, not after

One question at your front desk settles it: what do you need from me before a visitor arrives? The answer is almost always one of four things.

  • Nothing — they sign in and come up. Common in aparthotels.
  • Advance notice — a name and a time left at the desk.
  • Resident escort — you come down to the lobby.
  • A form or an ID left at the desk — slower, but routine.

Put whichever it is in the notes on the booking form. If your building needs something from us in advance, say so and we will tell you what we can provide before you commit to a time.

Which service it falls under

For a serviced apartment, a condominium or a long-stay residence, the arrangement is home and condominium massage — ฿1,000 for sixty minutes, ฿1,200 for ninety, ฿1,600 for two hours. Any treatment style can be delivered this way.

For an aparthotel that operates as a hotel, with a reception desk and nightly rates, it is hotel in-room massage — ฿1,100 for sixty minutes, ฿1,400 for ninety.

If you genuinely cannot tell which you are in, say so on the form and give us the building name. It is a routine question and we would rather answer it than have you guess.

The space advantage nobody mentions

Serviced apartments are generally better for massage than hotel rooms, and it is worth knowing why: they are designed to be lived in rather than slept in. A one-bedroom serviced apartment usually has a sitting area with movable furniture, which means a massage table fits without anybody shifting a bed.

A table needs about two metres by one plus standing room on both sides. Most serviced apartments manage that in the living room comfortably. That opens up the full-table treatments — coconut oil massage at ฿1,200 for an hour, or a longer two-hour session — which are often impractical in a standard hotel room.

The other advantage is kitchen noise and corridors: an apartment floor is usually quieter in the evening than a hotel floor, and nobody is wheeling a suitcase past your door at eleven.

On a long stay, book around the building rather than around your day

If you are here for a month or more, it is worth learning your building's rhythm once and then forgetting about it. Some juristic offices are staffed only until six, which means an evening booking needs the registration done in the afternoon. Some have a different person on the desk at weekends who does not know the arrangement.

Get that right once and every subsequent booking is a two-minute job. What a Bangkok condominium visit involves goes through the building side in more detail, and working from a rented condo covers the longer-stay picture.

We cover twelve districts with no travel surcharge in any of them, and the service areas page gives an arrival estimate for each. What a professional service looks like covers what to expect at the door. Every treatment with its price is on the home page, and you can send a request once you know what your building needs.

Frequently asked questions

Is a serviced apartment booked as a hotel or as a home visit?

For a serviced apartment, a condominium or a long-stay residence it is home and condominium massage, at 1,000 baht for sixty minutes. For an aparthotel that operates as a hotel, with a reception desk and nightly rates, it is hotel in-room massage at 1,100 baht. If you genuinely cannot tell, give us the building name on the form.

What will my building need from me?

Almost always one of four things: nothing at all, advance notice of a name and a time left at the desk, a resident coming down to collect the visitor, or a form or ID left at reception. Ask once and put the answer in the booking notes. If your building needs something from us in advance, say so and we will tell you what we can provide before you commit to a time.

Is there more space than in a hotel room?

Usually, and it is the real advantage. Serviced apartments are designed to be lived in rather than slept in, so a one-bedroom generally has a sitting area with movable furniture. A table needs about two metres by one plus standing room, which most manage comfortably. That opens up the full-table treatments that are often impractical in a standard hotel room.

I am here for a month. Does anything change?

Only that it is worth learning the building rhythm once. Some juristic offices are staffed only until six, so an evening booking needs the registration done in the afternoon, and some have a different person on the desk at weekends. Get that right once and every booking afterwards is a two-minute job.
